Del Dono Project – SW Cor. Dolores Street & 5th Ave (DR 16-032/DR 17-482) – Under Construction

On July 13, 2016 the Planning Commission approved a new mixed-use building located at the southwest corner of Dolores Street and 5th Avenue (Phase I).  On May 9, 2018, the Planning Commission approved a second mixed-use building and lot merger of the adjoining lot to the south (Phase II).  The projects were thoroughly reviewed for compliance with the City’s General Plan, the Local Coastal Program, the Zoning Code, Commercial Design Guidelines, and the California Environmental Quality Act.  Construction on the project has recently been delayed, however, the City is working with the property owners to help construction commence as soon as possible.

Lincoln Lane Project – Lincoln Street 4 SE of 5th Ave (DR 18-400) – Under Construction

On January 16, 2019, the Planning Commission approved a Design Review (DR 18-400) permit authorizing major renovations to the Lincoln Lane Courtyard and Buildings.  Subsequent Revisions were approved to the plan.  The remodeled courtyard will include a new restaurant, wine tasting room and three new transient rentals.

Dolores Street 4 NW of 7th Ave (DR 16-477) – Under Construction

After an extensive design review process, at several public meeting, on November 8, 2017, the Planning Commission approved a second-story condominium addition above Cantinetta Luca restaurant.  The subject site is located in the Downtown Conservation District and was reviewed for compatibility with neighborhood historic context.

Southwest Cor. of Dolores Street and 7th Ave (CR 19-267) - Under Review

On August 14, 2019, the Planning Commission conducted a concept review of a proposed new mixed-use building, to be constructed on the parking lot serving the 7th & Dolores restaurant.  The proposed new building is approximately 9,000 square feet in size, and includes 6 new residential units.  A 400 square-foot expansion to the rear of the small restaurant building is proposed, in order to create a new food store.

Dolores Street 2 SE of 7th Ave (DR 19-156/DR 19-427) – Under Review

On June 12, 2019, the Planning Commission conducted a concept review (DR 19-156) for the demolition of two existing commercial buildings and construction of a new, two-story 5,362 square-foot mixed-use building with a 3,365 square-foot sub-grade garage. The ground floor is proposed to be 2,689 square feet and be used as a commercial space, while the 2,673 square foot upper floor will contain two residential apartment units. On October 15, 2019, a formal Design Review Application (DR 19-427) was submitted.  The project is currently under review.

Golden Bough Theater – Monte Verde Street 4 SW of 8th Ave (CR 19-266) – Under Review

On October 9, 2019, the Planning Commission conducted a preliminary concept review of a proposed expansion of the Golden Bough Theater building, located in the Theatrical (A-1) Zoning District.  The project does not propose to increase seating capacity, but would create new offices spaces, a lobby, ADA improvements, and other features intended to reduce noise generated by the theater.  The Planning Commission supported the project, but directed the applicant to apply for General Plan and Zoning Code amendments in order to move the project forward.
